Every house moves through these six phases. Blocks don't wait on each other — while the North Block is framing, the South Block is pouring slab. The whole site stays in motion.
Everything that has to be true before a shovel hits the ground. Scope, feasibility, the team, the architecture, the site analysis, the financing, the permits, the budget, the bid, the contracts, the materials on order, the partners in the room.
Erosion controls and access roads go in first. Then survey, fence, clear, demo what's there, excavate, compact backfill, run drainage, run underground utilities, treat for termites, grade, inspect. Stage materials for what's next.
The base every house stands on. Footings formed and reinforced, concrete poured, forms stripped, cure time given, insulation and vapor barriers laid, plumbing roughed in, slab poured, final backfill. After this, the house has a footprint you can stand on.
The house gets its shape. Sill plates, walls, headers, roof, sheathing, house wrap. Decks framed. Inspections cleared. Roofing prepped. Windows and doors set. By the end of this phase, the wind can't get in.
Mechanical, electrical, plumbing — all inside the framing while it's still open. Then insulation, drywall, exterior finishes, trim, primer and paint, interior doors. The house starts to look like a house.
Trim, paint, cabinets, counters, fixtures, flooring, appliances. HVAC commissioned. Final inspections. Deep clean. Walkthrough. Landscaping in. Keys handed over.
