Construction Process

100 tasks covering the pre-construction, site preparation, foundation, framing, and rough-in and finish phases. The specific number of tasks is provided for the residents of Windsor Park to help them understand part of the development process. This steps will vary significantly based on project complexity and how finely the work is detailed.

Pre-construction planning and permitting

These tasks involve paperwork, planning, and design approval before any physical work begins.

  1. Define and review the project’s scope, goals, and client expectations.
  2. Assess the project’s feasibility, including budget and timeline.
  3. Assemble the project team (architects, engineers, general contractors, etc.).
  4. Develop architectural and engineering drawings and specifications.
  5. Perform a comprehensive site analysis and soil testing.
  6. Secure project financing.
  7. Submit permit applications to local authorities.
  8. Obtain necessary building permits and approvals.
  9. Develop a detailed project budget and schedule.
  10. Finalize the project’s design and review for compliance with codes.
  11. Secure contractor and subcontractor bids.
  12. Award contracts to chosen subcontractors.
  13. Procure long-lead materials that require ordering well in advance.
  14. Hold a pre-construction meeting with all stakeholders.

Site preparation (tasks 16–30)

This phase involves preparing the land for construction.

16. Install erosion and sediment control measures.
17. Establish temporary access roads for construction vehicles.
18. Survey and stake the site to mark out boundaries and building locations.

20. Mobilize and set up temporary facilities (offices, storage, etc.).

Foundation (tasks 31–45)

A solid foundation is crucial for structural integrity.

32. Install steel rebar for reinforcement.
33. Pour concrete for the footings.
34. Strip the footing formwork once the concrete is cured.
35. Set up formwork for the foundation or stem walls.
36. Install rebar for the foundation walls.
37. Install any required waterproofing or damp-proofing on the foundation walls.
38. Pour concrete for the foundation or stem walls.
39. Strip the foundation wall forms.
40. Allow the foundation to cure completely.
41. Install any necessary foundation insulation.
42. Lay down gravel and a vapor barrier within the foundation walls.
43. Rough-in any under-slab plumbing.
44. Pour the concrete slab for the ground floor.
45. Complete final backfilling around the foundation.

Framing (tasks 46–65)

The framing phase builds the envelop of the structure.

MEP rough-in (tasks 66–85)

This phase involves installing mechanical, electrical, and plumbing systems within the framed walls.

66. Install HVAC ductwork.
67. Run plumbing supply and drain lines.
68. Install bathtubs and one-piece shower units.
69. Run electrical wiring for outlets, switches, and fixtures.
70. Install electrical boxes and the main service panel.
71. Run low-voltage wiring for smart house, internet, and cable.
72. Install lines for appliances.
73. Insulate exterior, ceilings, and garage wall.
74. Perform inspections of the rough plumbing and electrical systems.
75. Install drywall.
76. Apply joint compound, tape, and sand drywall seams.
77. Texture and prime drywall surfaces.
78. Complete exterior popouts, brickwork, stone, or stucco finishes.
79. Install exterior trim, fascia, and soffits.
80. Paint or stain exterior surfaces.

Interior finishes (tasks 86–100)

This final segment begins the interior beautification of the project.
